What exactly is Spacio?
A sales and marketing tool for new-build residential developments (by Realista.io). It brings together in one experience the building, the homes, the floor plans, the interiors, the tours, the views, the surroundings, the customisation, the prices and the financing, and turns the buyer's behaviour into useful information for you and for your developer. 3D customisation is one feature within Spacio, not the product.
How does it help me win developments?
It lets you walk into the meeting with the developer and show them, not tell them, how you're going to sell their development: how the buyer will discover it, how they'll choose their home, how they'll customise it and what information you will both get during the process. That's what makes your proposal hard to compare with another sales agency's.
Who produces all the content?
We do. You or your developer send us the project documentation and our team produces and prepares the whole experience. Nobody has to coordinate ten different suppliers.
How long until it's ready?
Four weeks from the moment we receive the project documentation until the development is ready to sell. It's a particularly differential timeframe compared with the usual production times in the industry, and it lets you commit to dates in your proposal.
Who pays for it, the sales agency or the developer?
Whichever you prefer. Some sales agencies build it into their proposal and pass it on through their fees, and others present it as a line in the developer's sales budget. The launch is a single payment per development (50% on signing and 50% on delivery) and the monthly usage fee depends on the number of homes, with a minimum term of 6 months.
Does it also work during the visit, in the sales office?
Yes, and for this profile it's the most important part: it's the same tool working before the visit, on the development's website, and during the visit, with your team and the buyer in front of them. It stops being a brochure and becomes your everyday working tool.
What information can I take to the developer?
Which homes attract the most interest, which floors and orientations are viewed most, which homes are compared, which finishes and options are chosen, how far each buyer gets and where they stop or drop off. In other words: not just how much you've sold, but what is happening and what you recommend doing.
Who owns the contacts and the data?
The platform is independent and runs under your brand or the development's, without being tied to any portal. The potential buyers and the information from the buying process stay wherever you and your developer agree.
